The Sarasota / Longboat Key area of Florida has been a long time attraction and preferred location for vacation, investment, and part-time residency for my wife and me since 2002. My name is Michel Sage and my wife, Karen, and I are natives of Northwest Arkansas, but have frequented Longboat Key on multiple occasions under the circumstances above.
During a vacation in July 2007, we determined to explore the opportunities available for an acquisition of a vacation, investment, and part-time residency condominium on the island. We had previously held property on Longboat Key but had sold that investment in late 2005 in advance of what had become a downturn in the Sarasota / Longboat Key market.
Although there was much publicity at the time regarding the “stability” of the market and our longer term plans to “upgrade” from our prior ownership experience, Karen & I were uncertain as to whether the timing was right for us to take that next step in terms of our comfort with the Longboat Key area.
Armed with some target pre-determined condominium properties and our limited but better than average local market knowledge, we were extremely fortunate to become associated with the Caravello Team with Coldwell Banker Real Estate. Not only did Anita provide us with accurate assessments of the properties that we expressed an interest in, but she also was very candid & informative regarding the “positioning” of the capable buyer in terms of which properties and/or financial levels were realistic in the Longboat Key community.
What further distinguished Anita’s role as our representative was her drive toward and aggressive research & coordination of ALL facets of an acquisition. Anita was a very effective manager of property showings, specific site inspections, financial option exploration, and communications with other parties, including listing agents & owners.
However, the key characteristic for which Anita’s relationship sets a high standard is her ability to determine and represent what is an outstanding “value proposition” for the buyer while not jeopardizing the expectations of the motivated seller. Anita specifically presented a property selection based on her in-depth dialogue with Karen & I regarding both our financial and leisure living interest and as a result was able to orchestrate our purchase of a true gem of a property at the Beachplace resort of the Longboat Key Club.
My sincere recommendation is that ANY consideration, whether buying or selling, of professional property representation and individual service MUST include Anita Caravello to truly experience optimal results.

When we decided to sell our home, we followed the advice of a trusted friend, and, I might add, someone for whom you worked deligently to sell their home. Our thinking was, that inasmuch as you worked your "bunns" off to market my friend's home, it would seem logical that you would do the same for my wife and me.
Unfortunately, we made the decision to sell just a few months late, as the market seemed to plummet within weeks after our signing our contract with you. Hence, and much like myriad others, we did not sell our home. I can with total honesty, however, say that the reason we didn't sell was not because the Team of Anita and Eric didn't work to sell it.
